TEXAS VET MORTGAGE RATES
For the week of August 8 - August 12, 2011

30% OR MORE DISABILITY     STANDARD RATE

VA LOANS


A VA loan has some great benefits.  First and foremost, it is a government guaranteed loan standing behind the full faith and credit of the United States Government.  A VA loan:

*  Allows for 100% financing for your house
*  There is never M.I. (mortgage insurance) on a VA loan
*  Funding Fees are waived if 10% or more disability exists
*  Multiple usage is permissible


TEXAS VET

Let's begin by saying that the word "Texas Vet" means two things.  It means that a veteran is a "bona fide" resident of Texas (and there are a few ways to accomplish that) and Texas Vet is also the interest rate set forth by the Texas Vet Land Board in Austin, Texas.  The rate is set is Friday at 6:00 p.m. CST and is good for the entire next week.

You may use your VA benefits for a Texas Vet FHA, VA or Conventional type loan program. Texas Vet is the rate NOT the underlying underwriting instrument.

The "Texas" logos to the right of your screen link to specific documents you will need to bring to us, scan or email.

1)  C.O.E. This is a "Certificate Of Eligibility." 
It is what we send to the VA to find out what your entitlement is.  If you have used your VA benefits to buy a house previously, you may still use your VA benefits to purchase another house, but your entitlement or the amount of the house you can buy using 100% financing will change.  Just call me and ask...it can get somewhat confusing.

2)  N.O.E.  This is the "Notice Of Eligibility." 
This is what we send to the Texas Vet Land Board to get you certified as a "bona fide" Texas Vet.  It is based on your residency in Texas whether you are PCS'ing here or have been discharged and have lived in any city in Texas for at least one year, is all part of how we qualify you to receive the Texas Vet rate.  

3)  ACTIVE MILITARY DOCS. 
This is my "needs list" of documents if you are currently active military and PCS'ing to Texas.  It is far easier for both you and me to get these in advance of your move so it does not interfere with closing your loan.  You thank yourself later for getting this to me now! 

4)  LOST DD-214.  We hope that you know where the most important document of your military career is...BUT...if you have somehow misplaced it, here is the form you will need to get yourself a brand spankin' new DD-214.

5) ARE YOU 100% DISABLED? 
You no longer have to pay property taxes on your primary residence if you have 100% disability.  Click on the "Texas" icon below to print out your form
